Katie
yes, it does seem to be a cruel kind of system, but is it better for the sellers as it means that the buyers cannot back out? sorry it's gatehouse of fleet in castle douglas not dumfries. well i suppose it's still near dumfries! Louise
Actually Katie that is not strictly true as you can make an offer subject to survey and I have heard tales where people have backed out quite close to completion. You can't gazump as far as i know once the seller has accepted they can't then take a higher offer. It is very cruel as you go to a closing date and all you get told is that there are ?? notes of interest ie interested parties not those going to make an offer but you have to note interest to get the right to make an offer so you base your offer on that and on what a survey says. You have to do this using a solicitor as well as offers have to be in legal framework and you include useful info like no chain, or cash buyer, or wants quick or long completion etc. Its a lottery as the highest offer does not have to win it may be other factors are more important
Katie
sorry, i don't really know it all too well! i'm just going off the little bits that i've heard, but you've definatly made it clearer! cheers. i'd love to live up in scotland, not too far away - maybe somewhere round castle douglas or on that coastline. it's very pretty. you are so lucky! which bit of scotland do you live in? SarahJo
Katie .. I used to work all round the SW coast and in to Glasgow. Living in Stirlingshire for 18yrs, and then having the joy of working Castle Douglas, Kirkubright, Moffat, Ayrshire, Dumfries ( and my fave New Abbey) I have been thouroughly priveledged and spoilt. Worked Hawick in the borders (sort of) where Louise is ... and have brothers in Lanarkshire and Edinburgh ... plus many a good friend in Central Scotland. Stranraer and the Whithorn and Wigtown coast routes were also fab ... could see enough Gps and Hosp Drs ... and get a good read of a book, and decent picnic all in a days work too ... not a motorway in sight. Oh .... ... memory lane ..... you could buy land and build, a friend of mine did this twice in Greenock/Gourock .... now has an "upside-down" house (lounge etc Upstairs, bed down) looking out over the porpoises and sea . Now I want to MOVE BACK.
Louise
Hi Katie/Sarah, The nearest big place to me is Galashiels and Selkirk they are both about 6 miles away and I am in the middle. It is fabulous area to live in but it is remote the nearest shop/pub I have is 3 miles into the village it takes a very particular mind set to cope with the isolation. There are about 30 houses around me though. I used to live in Peebles but couldn't afford a bigger house there it is a lovely palce full of character and charm and I do miss it but I love where I am now. You can get land to build on but in my area it is horrendously expensive now it is getting very bad near me now as most of the commuters to Edinburgh are having to buy as far out as me because closer is too pricey. The original thread was a house with land well there is one for sale at Cowieslinn near Eddleston which is a 4 bed relatively modern but nicely done with stables, outbuilding/workshop and 6 acres for offers over 395,000 so it will sell for at least half a million possibly more if someone loves it as it is already set up as a riding school its lovely One of the big downs in the summer folks from me and further west is midges I get eaten alive I already have them and its not even that warm yet - see even heaven has a down side
