snowberry
I just got a phone call today; Duchy college near Plymouth have offered me a place on foundation degree course starting in September!!! The thing is that they sent a letter out to me over a month ago & it never arrived... Not being able to face a 4-5 hour commute several days a week, I need to sell my house fast! However it needs a bit of doing up & I just don't know where to start with anything...I'm a single parent girly girl who is a bit terrified & daunted by what's ahead! What's the best way to get a decent price in a short amount of time?
sadietoo
I don't suppose there is an option to let it out and rent something yourself? Just to give you some more time so that you don't rush into anything or sell at far too low a price just to do it in time? Often even if you manage to find a "quick" buyer it still takes ages and ages to get to exchange/completion because if you have any sort of chain, someone always puts a spanner in the works
Willow
Clean and declutter (then declutter some more). I'd try and fix anything you'd notice as you come into the house eg. door bells but don't do major changes. These are good ploys whether you want to sell or let your house. Chicken Licken
Quick coat of paint to freshen things up - same colour as you used before so that it doesn't have to be perfect!!
Chicken shack
We are moving next week and the house we have lived in is not in the best shape. We cleaned and got it ship shape to sell. The bathroom wasn't finished, the whole house needs decorating, the front needs double glazing. We havn't decorated the living room for 23 years. However we looked at houses in our road, their condition, sold price etc and priced ours accordingly. We saw the house we wanted on 30th April and put ours on the market a week later. Like I said we move next week. It has taken just over 3 months from finding our new home. Infact it was the first poperty we viewed. The move is a big one as DH has large machines that weigh a ton and we have had to get in specialist movers who came yesterday to collect and will deliver a few days after we get to the new house. I also have a studio that the movers need to empty plus years of stuff from this house. I would be realistic with your asking price. Seven out of ten homes put on the market this year are still not sold. This is in partly due to unrealistic asking price. Don't forget if your house is selling for less than you expected the one you buy may well be cheeper. If possible sell yours and rent untill you find the home you want. It won't be easy but you can do it.
