The house I've had to take on (if the Estate Agent's EVER get hold of the vendor and give her my offer) is a 3-bed terrace with a yard that is but 7 by 15 feet. At the moment, they have 135 x 35 of grass and flowerbeds, and things in pots. So it'll be a shock. The Eglu will fit, of course, but the run will take up too much space, I'll also have to get in a garden shed for all my useless stuff, a wormery, various plant pots and a small folding table and chairs. The run will be chained to the flat roof that crowns my kitchen and bathroom, along with the ladders. I've a very adaptable babygate to use, to span one end of the yard. A bucket with the bottom cut out will serve to protect any drains, and deep bark will give them something to scratch, the walls are tall and fox proof, and I'll feed layers pellets in the Peanut, and give them a scoop of corn every afternoon to scrabble for in the bark. And old fireguard covered with a shower curtain will protect them from the wet when they want to (the yard is north facing), I'll strap it to the babyden. Apart from something to dust bathe in (an old cat litter tray of redundant growbag stuff) and things to entertain them, that will be their home until I've done the house up, sold it next year, and made a profit of around £20k. Needs must, as they say. I hope to be back on the market by next Easter, there's a boiler to move and replace, a kitchen to redo, a staircase and landing to skim (deepest Artex I've ever seen) and a loft to improve as a kid's playroom. Only I would choose to develop a house while living in it with three kids 7 and under, an ancient cat, a saluki-x and two chickens. Oh, and OU next year, too. But I can't afford not to. I'll only have £75k out of this house, and need to borrow £20k to bridge the difference between a terrace I don't want, and a semi with garden that I do, and because I'm single with three kids I can only borrow £12k, even with enough guaranteed income to borrow £38k if you don't factor the kids in. Discrimination of the highest order, this is, and I'm disgusted. So I've found a little gem of a house for £48, 950 and have offered £45,000, it's being surveyed today, but as I said, the Estate Agents haven't even got hold of the Vendor yet, but as I'm prepared to go to full asking if necessary, I'm hoping we'll get it done in time. Our buyers are pregnant and due Mid December, so this won't wait ad infinitum. Otherwise I'll be homeless with three kids,a dog, cat and two chickens. There's nothing else even close to this to be had in the area. I have a feeling this is going to go the wire. Why does nothing EVER go easy for me, lol. Every time I say "never again" life comes and bites me in the bum and it is a case of "needs must". As my children are now grown and all but one has moved out if there is a "next time" I'll be getting a park home and allotment plus a camper van. Heard today: the vendor is thinking over my offer while she looks at a house for the 2nd time, which is doubly positive - she's found somewhere herself that she more than half likes, and didn't laugh outright when she heard my rather measly offer. Our purchasers valuer came today (presumably they need a mortgage) and he found damp in three walls, which we've lived with without smell or trouble for 9 years. Since we've dropped our price from £175,00 as valued to £157,00 they can get stuffed if they want a reduction. With her up the duff and imminent, I feel we have the advantage.
