Advice on moving house!

I had our house valued tonight and amazingly the agent reckons if we put it on bottom line we would still be making £7,000 profit in this climate if we wanted a quick sale. My problem is we are 100% mortgage interest only! Does anyone know what my options are!? Can i just swap the mortgage to a new property? I know 100% mortgages dont exist anymore so i dont know what our options are!

 

We basically have noisey neighbours and i cannot cope with it anymore! now their children have grown up its getting worse and worse!

 

I have been told that if we compalin about next door then we have to declare it in our HIP pack if we decide to move, which obv means we wont be able to sell the house! Ahhh! anyone had similar experience or have any advice for me!! i would really appreciate it right now as i dont know what else we can do! i've been here 3 years and just cannot listen to it anymore!!

No advice regarding your mortgage but you have my

sympathy re your noisy neighbours I have them 2 doors away

although you would swear they were next door :shock:

 

I think the only way we will be able to sell when the time comes

is to sell in winter when the parents and there 3 screaming kids

stay indoors :roll:

 

I had 4 children at home once so I am used to normal

childrens noise :!: But this lot are definately not normal :roll:

Staying indoors is the problem for me! they have music blaring all the time and on a weekend kareoke, until 3-4am EVERY single weekend! with the same songs! and not being rude, none of them are going to get a recording contract anytime soon!! just so sick of listening to it! they dont give a second thought for anyone else, our bedroom is on the other side of the house but if we start a family both the spare rooms are on their side and its bad enough in our room. Our kitchen somtime vibrates with how loud it is!

 

I hope yours calm down a bit for you! like you said you know what 'normal' noise is but some people just have no respect for anyone else! Im waiting for the day we win the lottery and we can buy my dream cottage in the contry surrounded by animals and fields!! i can dream huh!!

Poor you :shock:

 

My next door neighbour who lives next door to the Morons

tells me they hear there music boom booming and vibrating

through the walls to all hours as well as the screaming parents

and kids :shock:

 

Thank G** I am 2 doors away or I may have committed

a murder by now :x

 

 

Ah ha we are dreaming the same dream :)

Now perhaps if we just concentratereally hard :wink::wink:

In some ways it could be a good time to buy as house prices are low. This works for you if you plan to upgrade, but moving is very costly, believe me. We are in the middle of a move right now. Solicitors costs, estate agents fees, moving cost all add up. So you must have the money to move, and some more. There are some great deals to be had out there, but they are not all as good as they look, so watch out! If you only have £7000 spare I'm not sure its going to be enough.

 

However, don't get persuaded to drop you price too low by the estate agent. They're after a quick sale, and the market is not as bad as they make out - or so it seemed to us. I would suggest getting several Estate agents to quote. Also negotiate the fee. Go for 1% sole agency (but be prepared for 1.5% - I think this depend a little on where you live), and go for short tie in so you can swap agents quickly if they don't sell quickly. All this still does not commit you to sell, but you get a better feel for how much this will cost you.

 

I really feel sorry for you if your stuck in a house with noisy neighbours. I really hope you find a solution soon that works for you. Remember that if you sell it will take months before you can move, even if things go smoothy. And it is very stressful. So don't be panicked and be prepared to hold out for a reasonable price - it must work for you. I know that's easier said then done, but you have to be strong.

We took a huge 'loss' on the sale of our house last year, selling to a developer just to get it sold quick rather than wait on the open market but we think it was worth every penny. Our eldest is due to start school this year and we wanted to move to a nicer area so she could go to a good school, and we got what we wanted so we're happy! We now live in a nice quiet little semi with a lovely garden full of chickens, instead of a big victorian terrace with a yard in a not nice area. I say money isn't everything, if you have to sell cheap to get to where you want to be, and you think it's worth it, do it! :D

I don't mean to sound awful, but a 100% interest only mortgage is unlikely to be transfered to your new house given the current situation. I would suggest that you need to find out what you can borrow - approach your current mortgage people as well as alternatives.

From that you can see if your budget will stretch to somewhere that suits you better.

You might find that you would be better waiting until you ahve a deposit saved.

And as other posters have said, factor in moving costs and selling costs: even if the house you move to needs nothing doing to it and all your furniture fits etc, by the time you pay stamp duty, estate agent costs, removals people, and the like.

I don't know how much you have to do before it goes into a HIP report: am sure that complaining to your neighbours about the noise wouldn't be an issue. Particularly given that others feel the same way, it could be worht doing - you never know maybe your noisy neighbours will move.

We're currently remortgaging as our 3yr fixed period has come to an end. We went to a mortgage advisor who works within one of our local estate agents, he was brilliant, he looks at all the current deals across the market from all the lenders. He works out how much you could afford to borrow and which deal would be best for you going on your requirements. Best of all he does all this for free. Might be worth your while to see if your local estate agents offers the same service. You don't even need to buy moving to use their services.

Thanks for all the comments! I feel im in a bit of a no win situation! The next door neighbours are still council tennants, and have had complaints from other neighbours which started off a war between them and it actually got worse for a while! One night someone called the police as she was using threatning behaviour but they said they dont deal with neighbourly disputes anymore! when we spoke to the council they said they now have to witness it happening so would need to arrange for a car to be sat at the top of the road and hope by chance they make noise the night they are there!

 

Its so annoying we pay a lot of money each month to live in our house and apart from them its a lovley road and quiet when they are not there! we have a massive garden for the chickens and i love my house, why cant we just pick up houses and move them where we want to!! :D

You love your house, you like your location, the only downside to it is the noisy neighbours.

 

Forgive me for playing devil's advocate a little here - would it not be worthwhile to pursue that complaint? They are tenants and if there is enough evidence that their behaviour is anti-social, their tenancy would be in danger. Better for them to move than you!

 

Could you perhaps speak to your other neighbours - some of whom have complained already - and see if between you, you could record enough incidences of their anti-social behaviour to force the housing people to take some action? I do understand how awful these things can be while they are in progress, having had noisy and aggressive neighbours myself in the past.

 

It would at least be worth a conversation with the council's housing officers to see what can be done and what you would need in terms of evidence (and what wouldn't be admissible). If they need to be there when the noise is in progress, then a diary kept by the neighbours showing when it happens would at least point them in the right direction.

 

As for the police not attending for disputes between neighbours, I find that amazing - if someone is being threatening, then that behaviour should surely prompt the police to attend, whatever the cause? Probably an Omleteer with insider knowledge will be along to enlighten me soon!

We once had a 'community warden' come round when my husband was sanding our floorboards and someone had complained at the noise :roll: They didn't do anything (except admire the floor!) because they'd been told he'd been doing it since 9am and he had a receipt saying he didn't collect the sander until 2pm, but with a genuine complaint maybe they could help? I'd never heard of them until then!!

If they are council tenants, then their tenancy can be revoked if they are acting anti-socially (ie making lots of noise). My first port of call in your case would be the Neighbourhood Housing office (if you have one) or the housing section at the council if you don't. Explain to them in the nicest possible way that the noise is intolerable and you would be grateful if they could speak to their tenants. This isn't opening a dispute, and it's not something you would need to mention in your HIP until you got to litigation stage.

 

We had noisy neighbours above us for a while, they were council tenants and we complained about them. They moved shortly afterwards, so we were lucky, but we were given a plan of action by the council which said what they were doing about it.

Yes it does seem the obvious choice to pursue the complaint but they really did make the neighbours lives hell when they complained so they will not do anything else now! They have had one other complaint but i cant work out who this could have been, the people the other side of us are conviently related to the noisey neighbours as are 2 of the houses opposite us! We are literally surrounded! So i dont think there is much leway for getting help from neighbours!

 

A community officer did come out the next day to speak to the people who made the complaint which is kind of where the problem started, they knocked on the noisey houses door thinking they had made the complaint about their neighbours! The police said even though she was being agressive and could hear her on the other end of the phone shouting and banging on the walls but said at the end of the day its still and neighbourly dispute! i also find this amazing!! i am booking to see a mortgage advisor so will let you know the outcome! may help someone else who may be in a 100% mortgage situation and coming to the end of a fixed rate!!!

Have you had the noise abatement officer round? i think they are linked to council. If they are council and a nuisance can you not get a petition to get them evicted? its a nightmare, my friend was going thro similar and they were verbally abusive. her neighbours have been repossessed but she still wants to sell, I think if you dont declare it on HIP or whatever its called new owners can sue. Good luck ,why should you move, keep a diary get advice CA or similar and kick them out. Its stressful but so is moving house. We had people renting next door to our last house and they were noisey and their kid was abusive to my then little boy. I bawled the mum out on the doorstep and she slapped the kid round the head. Thats the sort of scum you have to put up with. Good luck

We had exactly the same problem as you including the cousil tenant part:) Do not be fooled by the counsil saying they have to hear it to do anything about it that is counsil speak for i won't get off my "Ooops, word censored!" and do it. They can quite easily go round and remind the people concerned that they are counsil tennents and what the rules are. For us it took a long time and was a struggle and at one point we had the police round cause he threatened my grandmother. From that point on we have not had a peep out of next door and half of them moved away. The key is to make sure their life is made harder every time they turn that sterio up :)

 

The fact that they are counsil tenents gives you an advantage over private house owners. But you have rutheless everytime they make too much noise you make a complaint Then you have a file of them and if it takes the cousil sitting outside in a car every night for a week so what? It's their job to do that and the tax payer is paying for it :)
