Building a garage

You will run into problems with an attached brick garage Mullethunter. Attached to the house the foundations and structure must be capable of building on top to add a room from the house. So you are looking at deep foundations. Detached and I would say £3000 in concrete blocks with a flat roof. I would spend a fraction more and have an apex roof at the same angle as the house, tiled to match. That way it adds more value to the property.

Thanks for the reply Beantree. Would that still be a requirement even when the house is a bungalow? If so we would probably have just enough space to go detached. I know it has to be a meter from any boundary, but do you know if there's a minimum distance it would have to be from the house?

unless your on made up ground the footings should only nee to be a metre deep either way for a brick build garage

if you go for a stand alone garage then have a look at a prefab concrete one there's a lot less work involved as you'll only need a concrete base which should cost about £1200

 

your best bet re the building regs is your local planning office as different councils interpret the regs differently around here you can build to with in 150mm of the boundary but on a semi you cant build a 2nd story with in about 3 meters of an upstairs window on the next door house

You will need to consult building regulations Mullethunter. As a bungalow the extra foundations may not be required unless you have to cater for later conversion to part of the dwelling? Talk to your planning department. They may even have a guidance pamphlet. I don't know the distance but expect it to be wide enough for pedestrian access, so perhaps 2 metres? Assume you can still easily get into the back garden with any garage in place?

Thanks both. SJP I've seen the prefab ones mentioned around the Internet. There's already a concrete base as the property has a car port at the moment, so that's definitely an option.

 

Yes Beantree there is access to the back garden around both sides of the house so even if we blocked it off on one side it wouldn't be the end of the world.
