All safety certs done (for gas boiler and open fire chimney) new smoke alarms on each floor, co alarm for room with open fire, just in case they light it. etc etc I have just been trawling the internet to see if I have missed anything and spot some out of date legislation regarding EPC certificates, and the fact I can be fined if I fail to supply one? There seemed to be mention of when the property is marketed for rent, I have not marketed the property at all, the tenants will be my old next door neighbours, who will be moving into a same size house two doors away from where they are now. It's complicated but I sold my house and bought my mums off her, we were three doors away from each other, and when the old neighbours asked what I was going to do with the house they asked if they could rent off me as they hate their landlord. Is anyone up to speed with this or can point me in the direction of relevant legislation. I can be fined for not supplying one within 7 days of the property being marketed appears to imply that if I don't market it then I don't need to supply it! When I sold my house we were going to sell mum's as well, and the estate agent had both properties EP rated.
