I completely agree, but this is exactly the sort of information that could be placed in the sticky! lol But it would be nice if anyone knew the legal aspects as well so we could add that in and it would be terrific resource to start with. Thanks Christian I have seen that before, but it doesn't answer a couple of specfic what if's that could be really useful for some people... lol I'm obviously completely alone on this, so i'll give up now! We're not allowed to sell anything, nor are we permitted to extract gravel or clay. Just in case I had any ideas of turning my back garden into a quarry. Love the brick and the beanfeast clauses! I love the way threads develop an diversify. For some (like me) I'm sure its a source of novel research into areas that you've never even considered. Just me though?? On the subject of covenants etc. My cricket club bought their ground from John Smith's Brewery. The brewery insisted that a 99 year covenant be taken out to ensure the land is only used for non-profit making sporting purposes. This meant that the land could be purchased at roughly agricultural rates rather than the premium paid for development land in green belt. more than 20x as much!
