Thats lovelt rediculous that our small 3 bed ex council house is only about 15,000 less just because we have brill transport to london , nothing to do with wages here :twisted: kids will never be able to afford anything to buy here when you pay 150/160,00 for a tinnnny 2 bed ex council

 

Buying and selling houses in Scotland is different to the rest of the UK :roll:

 

The price of the house in your link has "offers in excess of" sometimes it will say "offers over". This means the house will probably sell for 30% more than the price stated, sometimes up to 50% more.

 

If more than one buyer wants the property the house will go to a closing date and sealed bids. The highest bidder wins. The waiting is awful if you have bid on a property.

I know - I'm aware of the crazy and stressful way the auction system works in Scotland :evil:

 

Even so, the "offers over" prices for equivalent properties are at most two-thirds of what our house in Cambridge is worth, so there's a chance we could afford somewhere bigger and nicer than our present house - no way we could afford a property like that in SE England :(

Our chicken run is on the site of what was a delapidated fruit cage when we first moved in (net had so many holes in it the birds used to get in then not be able to get out :roll: ), so that's what I thought of when I read your post, but everyone has come up with so many different ideas for what it could be, it now sounds like a very versatile unique selling point to me! :wink:

Some areas are a nightmare to try and buy in, but it's not the case that all of England is difficult and all of Scotland is cheap.

Anyone tried buying in Edinburgh recently...? Or Stirlingshire? Perthshire? The house prices really are anywhere between 30% and 50% over the "offers only" price for anything which isn't exactly the same as a hundred others that'll be in the market soon after. Much cheaper to buy in (eg) the north of England, with far lower travel times to work for the vast majority of people.

Our worst property-hunting-nightmare was a 2-bed house (in a lovely location) which needed tons doing to it. There were 10 offers at the closing date (like 10 sealed bids in England), 8 of them for more than double the asking price, and most people had had surveys done as offers look better if they aren't subject-to-survey. The owners decided not to sell after all. We'd never have got it as our offer was much too low compared to everyone elses, but we wre still livid.

Ooh, but in Scotland far fewer property deals fall through, I can't imagine how horrid it would be if your property sale/purchase collapsed. :x

Just been to view a little cottage :D It was lovely. A lot smaller property than we have at the moment but it was lovely. Right at the end of the RAF runway :shock: but we are used to aircraft noise here.

 

Already two offers on the cottage :( One of the offers was from somone who is in rental property and can move quickly, So I have stopped decluttering this house and have somone coming to value it tomorrow. I was trying to make this house look nice but the property I viewed hadn't been tarted up and there is now three buyers interested.

 

Just one problem, OH forgot all about the viewing and did not turn up :twisted::twisted::twisted::twisted::twisted::twisted::twisted: I am livid :twisted::twisted::twisted::twisted::twisted::twisted::twisted: A few choice words were said on the phone to him and god help him when he gets home tonight :lol:

Lots of people end up buying houses with sheds and outhouses that they don't want so as long as the area is clean, tidy and not too smelly I would only worry if the house doesn't sell

 

Someone I know bought their home complete with chicken run and chickens. Not because they were keen on keeping chickens - they just really wanted the house

 

A builder who we had in recently was very proud of the fact that he'd sold several old sheds and an avairy that was in his garden when he moved in so not everyone will be put off.

 

As others have mentioned, you can always offer to remove the run when the sale goes through and put a few bits of turf over the bare patch it leaves behind

An update.

 

The day after I viewed the cottage it was sold :( so we didn't go ahead and put our house on the market. We have been looking for a place nearby for over 3 years and I felt so deflated and fed up with it all. got very grumpy with the family :oops: and said I wanted to go "home" :roll::? I even condsidered selling the Eglus and a few times typed out a message in the Eglus for sale section :shock: Thankfully I came to my senses!

 

Anyway, yesterday I was browsing properties and the cottage is for sale again. Phoned up for a viewing, this time with OH :twisted: and we go round on sunday evening. OH is in Glasgow this week :roll:. Contacted the agent who we were considering selling our house through and he said he had a couple desperate to see our house :D He had told them about it after he had been round for a valuation. the wife came to look yesterday afternoon (her OH is in Glasgow this week :lol: ) and she is very interested :D . She was phoning her OH to tell him all about the house as she was walking to her car after the viewing. The couple are ready to move and there is no chain :D

 

I really hope OH likes the cottage, it is very, very small and needs quite a lot doing to it. OH likes a project :lol: We would need to get rid of quite a lot of our furniture :shock:

 

I'm trying not very successfully to not get my hopes up. We don't know why the sale fell through :? I am hoping it was something to do with a mortgage :? and not because there is something wrong with the cottage.

 

Fingers crossed everything go to plan. We might even save a bit of money if we sold our house without putting it on the market :D

There was an article in the Telegraph, within the last 3 weeks, saying that hen runs were now an Agents, selling point, "the Jamie effect" I think they called it. Try and google it. I saw the page at the outlaws house, it made me smile! Apparently, there is now a premium for houses with "rooms" for hens.... Go to it Girl;

I wouldn't want to look under our beds... Lego and fluff, and lots of it , I suspect!!

I know how fustrating it is when you love a house, but your not sure if your going to be able to get it in time.

 

We bought our house a few years back, when i was 8 months pregnant, i have to say, it was so so so stressful!!!!!

 

It fell through twice on their side, we should have been in my the end of Sept, and didnt move in until December when seth was 3 weeks old!

 

It is a nightmare, but it WILL be worth it in the end.

The sale could've fallen through for any reason at all - maybe they put in an offer before having a second viewing and on returning realised how small it was... maybe the survey wasn't great... maybe they wanted to use it as a plot / add enormous extension but had planning issues....There's an endless array of possible reasons.

It's so stressful, buying and selling, I know!

We sold our house last year, complete with large chicken run. It wasn't mentioned in the particulars, or on the ESPC website, and when people came to view we explained that it was up to them what happened with it - we would happily leave it where it was, to be used for chickens, rabbits, whatever, or we would be happy to dismantle it and lime the area, and re-bark it. It didn;t seem to put people off, and we sold the house within 3 days. :D

:D:D:D Our offer on the cottage has just been accepted :D:D I can't believe it, I am in shock :lol:

 

We have just accepted the offer made on our house today :D:D:D

 

Suppose I had better arrange another viewing on the cottage so that Jack and Natalie can have a look round :shock: They didn't want to go with us on Sunday as they had just gone halves on a Nintendo Wii and were too engrossed in a game :roll:

 

I still can't believe it has finally happened.

I tried not to get too excited this week but have been making plans. The garden is huge compared to this one and needs a lot of work doing to it. the chickens are going to have so much space. Need to order converters for the runs :D , notice the chickens come first :wink: Attic needs converting properly, it is being used as a bedroom but there are'nt any windows and access is by a ladder :lol:

 

Still trying to keep calm as we haven't signed anything yet and I have been disspointed so many times :(

 

Kitten and ducks also near the top of my list :D

 

Btw this message has taken 10 minutes to type as I am still shaking and had to make spelling corrections, sorry if there are any left :lol:
