I am sooo made up and relieved - the darned thing has been hanging over me for 2 years and I can now progress the work on that room and get it finished.

You will have to tell me what you're dealing with. I ended up having to call in the cavalry; I work for a firm of construction consultants, which specialises in resolving construction disputes, although these are usually on the multi-million pound scale. I asked my boss for advice and he gave me some brilliant guidance and support.
