Need Omlet positive thinking - I want this house!

So we were negotiating to buy a property about a month ago and it fell through, due to a combination of financial, family and rubbish estate agent issues. Anyway I spotted that it has gone in for auction yesterday, but the auction is on Monday, so we don't have enough time to raise the bridging finance we'd need to buy it (we have a confirmed offer from a housing association for our place, so we can complete in six weeks or so, but not in time for an auction contract, and we don't have a ten percent deposit lying around in cash!).

 

However, I've contacted the solicitors for the vendor and asked if they will convey an offer. It's not a big offer, but it is probably more than the reserve price at the auction, so we're hopeful that they will consider withdrawing it from the auction. If not, our only hope is that it doesn't sell at the auction and we can make some arrangement instead.

 

We had totally given up hope on this place, in fact we're poised to make an offer on another house, but I completely and utterly love it - it's in a brilliant location for me, it's a victorian terrace (my fave kind of house) and best of all (in my book) it's totally gutted so I could completely refurbish. We can even afford it quite easily, it's just that we couldn't raise the money quickly enough for an auction.

 

Could everyone cross their fingers and toes that the solicitors convey our offer and it's accepted :pray: If we get it, I have some BRILLIANT photos of the complete mess it's in, including the best seventies wallpaper and fireplace you've ever seen...

How exciting and frustrating for you at the same time! I am keeping everything crossed for you :pray: When will you find out if they have accepted your pre auction offer? I love watching Homes Under the Hammer especially when they have homes on them like the one you are describing, and people are buying them to be a home and not to develop and sell on. I wouldn't be able to sleep Sunday night if I was in your shoes.

I'm waiting for someone to call me back to discuss - presumably they want to be certain that we aren't part of a chain. I will go to the auction on Monday if not, and speak to the auctioneers afterwards if it doesn't sell. Of course, it would be horribly galling if it sold for less than our offer then :(

good luck Aunty E - I think it's one of the most frustrating things ever, trying to buy a house! Hope it all goes ahead, things aren't selling that well at auction at the moment so here's hoping they'll accept your offer.

Well, gave up on the solicitors as they were obviously a waste of time :( Spoke directly to the auctioneer dealing with the house and they will pass our offer on, but gave me the usual spiel about how it was very low, and they didn't think they would accept etc etc. So at least the vendor will know that we are prepared to offer that much so hopefully won't accept a lower bid at auction. Am waiting to hear back from the auctioneer so we'll see.

 

I'm probably going to go to the auction anyway, to see what happens as I have an appointment nearby at around that time.

No luck on the offer, vendor turned it down. We can't get our mits on a 10 percent deposit in cash for Monday, so I'll be going to observe essentially, as I have noticed a slight tendency on the part of auctioneers and estate agents to lie through their teeth. For example, in the legal documents they are presenting the land registry records from March this year for the property, which contain the buying price in 2007. However, being a nosy and untrusting type, I bought the records yesterday again and the property changed hands last month for £50k below that 2007 price. Hence I'm not going to be bullied into making a higher offer, if we lose it then it wasn't meant to be.

 

Anyway, I'm pootling off to look at the other house with OH. It's in the suburbs rather than the centre like the other one, but it's a lovely area and a HUGE garden, which is very important when you have this many animals :) Will let you know what happens on Monday...

like you, I firmly believe if it's not meant to be then it's not meant to be but the waiting is awful isn't it! If this is the house for you then I know you'll get it and if you don't, there's a better one out there with your name on it.

 

Have a nice weekend and do something to take your mind off it ;)
